Construction starts: Raymond Building – Roof Repair, Lot 1 South/West

ɬÀï·¬ has mandated CÉLEB CONSTRUCTION to carry out Project 24-038 at the Raymond Building. The project involves the replacement of the terracotta roof and the structural stabilization of the roof on the south-west section of the building.

The work will include the demolition of existing concrete roof slabs, the installation of a new steel structure and roofing system, the replacement of terracotta roof tiles, and drainage upgrades. The project will also require work involving silica and asbestos-containing materials, which will be carried out under strict safety protocols and monitored conditions.

Scope of work

The work will take place on the south-west section of the Raymond Building.

  • Demolition of the existing concrete roof slabs.
  • Installation of a new steel structure and roofing system.
  • Replacement of the terracotta roof tiles.
  • Installation of a new roof drain and addition of an overflow drain.

Impact on occupants

Impacts on occupants and pedestrian circulation will be managed to minimize disruptions while maintaining safe access around the work areas.

  • Interior work: Interior construction will be limited to unoccupied spaces of the Raymond Building.
  • Exterior work: Exterior construction will be limited to areas surrounding the south-west section of the Raymond Building, as well as exterior spaces adjacent to the Raymond Greenhouse, including much of the Raymond Courtyard.
  • Contractor access: Contractor access to spaces outside the construction zone will be coordinated in advance with the building director and building occupants.
  • Pedestrian circulation: Modifications to pedestrian circulation around the building will be required.
  • Access to adjacent buildings: Access to the Macdonald Stewart Building will be maintained.
  • Building entrances: Modifications to some entrances of the Raymond Building and Raymond Greenhouse will be required.
  • Protected access: Building access points located inside the construction zone will be protected for pedestrian use.
  • Emergency exits: Existing emergency exits will be maintained and protected for pedestrian use.
  • Noise: Medium to high levels of noise are expected at times.
  • Service interruptions: Minor service shutdowns may be required. Building users will be informed in advance.

Safety measures

Demolition work involving silica and asbestos-containing materials is required on the roof, in the ceiling, and in the upper portion of the walls.

  • Existing roof slabs with a layer containing asbestos will be removed using hand tools from the outdoors.
  • The existing roof drain will be removed, and new openings will be required in asbestos-containing cement board for new drains.
  • Openings will be required in masonry walls and plasterboard ceilings with grout and joint compound suspected of containing asbestos.
